Wooden Floors for Log Cabins

Refinishing Floors 7

Image by Flyover Living via Flickr

Many people are considering log cabins to buy as their vacation homes or even permanent residences. These wooden cabins are charming, rustic, and beautiful. They look ideal when built beside a lake, at the edge of a forest, in the middle of a meadow, and anywhere there is a lot of nature’s wonders.

Because a log cabin is obviously made of wood, it is vulnerable to sunlight, rain, frost, dust, and wind, all of which could destroy the structure. A particular part of the structure that you should pay attention to is the hardwood floor, which is exposed to the harsh but unseen elements.

Since the surface under the hardwood floor is usually made of concrete, your hardwood floor may have problems with humidity and moisture ; concrete absorbs water. Without chemical treatments, the material will deteriorate and rot. Also, if untreated, termites and worms will eat through the wood, utterly damaging your floor.

To avoid this problem, ensure that you always use strong, treated flooring. You can easily determine the suitability and toughness of the wood you want to purchase by using the Janka Hardness Scale. If you go through the chart, a numeric factor is assigned to a certain kind of wood. The higher the number, the harder the wood is. And the harder the wood, the better it can withstand wear and tear.

Another thing that you have to think about is the glue that is used to glue down your floor to the concrete base. Choose modern glues that act as a moisture barrier between the engineered hardwood floor and the base. Furthermore, these glues are formulated to prevent glue sinks, the result of wood warping from the downward pull of the glue.

Finally, there are concerns coming from environmentally concerned individuals about using hardwood considering that the base material is made from trees. If you are such a person, you can opt for floor boards made of bamboo and cork, which are readily renewable sources. Also, you can utilize reclaimed wood that originally came from old barns, logs, and railroad trestles.

6 steps for transforming your garden

November 6th, 2011

After finding the perfect home in Singapore property market, the next thing you will do is to take a look at the garden of your new property. Is it according to your liking? Is it beautiful just like the house? Does it compliment with the whole image of the property or does it need a little transformation to enhance the appeal of  your newly acquired Singapore property.

Well, the following are  six major steps you should follow to transform your garden into something you really like. All these steps should be followed  before selecting or buying plants.

1 Clear up the garden. Remove all unwanted plants, rotting fences and unwanted debris; if it is new, clear away any rubble that may have been left behind by the builder.  Find a place where you can put bricks, lumps of concrete and old stones to be used  later as paths, edging or foundations to any walls and patios.

2 Dig under  the ground, and if  necessary remove pieces of brick, weeds, old timber and rotting tree roots. Install or renovate boundary walls, fences and hedges.

3 Make or repair  permanent fixtures that was added to the building like  internal walls, pools, paths, steps, seating areas, garden buildings and the  play areas.   Install if necessary outside plumbing and electrical fittings, or make future provision for them by laying conduits before constructing paths and paved areas.

4 Mark out and do the  digging in   the planting areas, removing all weeds and incorporating organic material such as garden compost or well-rotted manure. Allow time for any soil you have dug or moved to settle naturally before planting hedges, trees, large shrubs and key plants (using tree stakes and ties where necessary).

5 The best time to plant is in spring or autumn. Mark out the lawn areas, dig over, remove weeds and stones . Make it as compact as possible, then rake again and apply  fertilizer before seeding or turfing. Avoid stepping on it  or use boards if you have to walk on it.

6 Add the finishing touches. Position any statues and wall ornaments, wall fountains, containers and garden furniture.   At the appropriate time of the year, plant the smaller shrubs, herbaceous perennials, annuals and bulbs. Clean and fill the garden pool, add plants after one week and  fish two weeks after.

Real estate doesn’t have to stop at buying that beautiful piece of North Conway NH Real Estate.  There are several ways to invest, turn the property around and help you to profit.  There is always a market for making extra cash flow through properties.  It will only take understanding the market and knowing how to respond to what is available to you.

The first thing to keep in mind if you want to invest in extra real estate is to find homes at the right time.  There will be times when the market is lower than others.  There will also be houses that have been put up for foreclosure that will have a lower price than some.  These will be the best homes to invest in at the beginning.  With a little work and a small investment, you will have the ability to turn around and make profit off of the property later on.

Depending on the home that you decide to invest in will also determine how you can profit off of the home.  You will want to make sure that you are in a logical demographic area and that you have the ability to do what you want with the home.  Often times, those that have the home will invest some in it and sell it to someone else for higher profit.  Other times, you can keep the property and rent it or lease it in order to have more substantial profits.  No matter what you want to do, it will only take the right time of year to get what you want done with the property that you have.

Being smart about Jackson NH Real Estate can easily bring you in money, especially if you are working with the right market.  By investing in the right properties and knowing when to turn the property around, you will have the ability to do exactly what you want with the real estate for your financial benefit.

Garage Sale + Junk Removal = Clutter-Free Life

Garage Sale + Junk Removal = Clutter-Free Life

Junk can easily overwhelm a home. Furniture no longer in use collects dust in the basement. Books stay in boxes for several moves, never making their way onto a shelf. Used appliances that no longer work stack up in the garage. When this happens, it’s time for a garage sale followed by a visit from a junk removal Calgary company. Follow these five easy steps and be on your way to leading a clutter-free life:

1. Organize your garage. This will not only be the location of your sale, but also the space in which you organize your many items. First, push to the back of the garage any items you plan on keeping and cover with a tarp, or tarps, so that you won’t have to answer the question “Is this for sale” dozens of times during your garage sale. Second, organize everything you do plan on selling into departments representing the different areas of the home; put all of the kitchen items together and all of the yard tools together, etc.

2. Go through your home, room by room. Now that you have the junk in your garage organized, you can add items from your home to the various “departments.” Be merciless as you work your way through your rooms. Pull anything you no longer use, including books, children’s toys and clothing. If the clothing is in good condition and from a major department store or designer, set aside to take to a consignment store; you will often get more money for items through these specialized resale shops. Add the items to their respective areas in the garage.

3. Advertise your garage sale. Two days before the sale, make signs using brightly colored poster board. City ordinances usually make it illegal to attached signs of this nature to city property, such as light poles and traffic signs, so tape each sign to a box weighed down with a large rock instead. Place your signs at key intersections near your home.

4. Hold your garage sale. While you can advertize that the sale won’t start until 7 a.m., expect the hardcore garage-sale shoppers to show up long before that hour. As you are setting up your garage sale that morning, they will arrive to get first crack at your items. They often will lowball you, expecting you to be eager to get rid of items. If they don’t offer a fair price, say no, as you have hours to go in which to make a sale.

5. After your garage sale, call a respected junk removal Calgary company to pick up the items left over. These companies provide a valuable service, in that they remove larger items that many of us have no means of disposing of easily. They take everything from appliances to tires to general junk. Be sure to pick a company that offers a no-obligation appointment, so that if they quote a price too high, you can send them on their way.

Enjoy the clutter-free life that a garage sale and junk removal pickup can provide, and think twice before making purchases in the future so that it may stay that way.

About the Author: Jesus Lopez covers the home-improvement beat for multiple publications. After a garage sale earlier this year, he used 1-800-GOT-JUNK? for a rubbish removal Calgary pickup. He was impressed with the convenience and affordability of the service. So impressed, he recommends the trash removal Calgary company regularly to his readers.

Sell Your House Fast with Home Staging

October 29th, 2011

As a seller, how do you make your home stand out from the rest of the pack?

The most common method is remodeling or adding on to it so that you enhance its value. Of course, people spend more money just to remodel bathrooms and kitchens. But what are your other options if you don’t have the money, normally if you’re ready to sell?

You can make your property also stand out from the rest of the competition by pricing your home cheaper. This approach provides an obvious edge over some homes since you never have to worry about “beautifying” your home. Since they don’t have to pay for a big amount, you can manage to make your home look worn or in bad condition in parallel to its price. Some home shoppers will simply buy the most horrible house on the neighborhood thinking that they can fix it up then earn some profits on it.  However, the downside on this style, naturally, is that you slash off the amount you eventually forked out over the property.

But wait, there’s still another way of making your house stand out from the rest and a very effective one at that.

Have you thought about showcasing and staging for the house? This one’s a new and avant-garde style for private sellers. The idea of home showcasing is to generate a grand home experience in order to attract home buyers. It also means that you’re bringing in home stagers and interior decorators in order to construct a living experience in a whole new level. Home staging is actually another effective way to make your home stand out from the crowd. Home staging is by far the most efficient and logical choice instead of cutting down the price or remodeling the property.   Home staging wields a dream-like fantasy that the home is perfect —with all the fabulous landscaping, complemented with great interior paint schemes that’s stylish and matches the whole feel of the house. It can be quite a misleading approach and buyers would pay down payments for that. But in reality, they’re jusrt buying the bare house without furniture, no landscaping and only flat white walls all throughout.  But then again, developers don’t really care since the sale was already done.

See the power of home staging? Not only you will be amazed by how it transforms your house–buyers particularly, will fall prey on this strategy.

The hardest decision you will going to make is to sell your house because it has become your greatest asset. Maybe the reason why you will sell the house is that you are planning to move in a nicer place. Selling the house may be the most important decision you will going to make if you have plans to buy a larger house.

There are so many strategies that will help you sell your home and make it an investment. Provided here are the tips that will help you.

1.Know the Reason Behind. Homeowners place a competitive offer to the house if they want to sell it quickly. You may do some home improvements and other house repairs if you want your net returns.

2.Hire a Competent Agent. You have to hire an experienced agent once you’ve decided to sell you house. There are many agents who are willing to help you sell your house. They are competent because they helped many clients buy and sell homes per month. They know the overall process of buying and selling the house as well as how to market your house to bring more potential buyers.

If ever you will go against the agent’s advice and set the price higher, you may never acquire potential buyers and you may never sell your house.

You may request your agent to compare the homes in your neighborhood. These will give you the hint on what is going on in the marketplace as well as give you the idea on how to compete.

Home Buying: Strategies that makes your purchase much easier

October 24th, 2011
An icon from the Crystal icon theme.

Image via Wikipedia

Some people might call the current real estate market situation as the perfect time to pick a new home since it is copiousness of short sales and bank-owned. Home values depreciated sharply this year and home buyers will not let this chance to go away. With prices on its lowest level ever since many home hunters are coming out from where they hiding to buy their first home, vacation home, an investment or for whatever reasons. I have decided to reveal these three most advantageous home buying strategies in the today’s market.

The first strategy is purchasing short sale. A short happen when the home owner stops making mortgage payment and bank will take necessary action of foreclosing the property. Between the time that owner having problem with mortgage payments and homes for sale in West Haven goes to the auction block, a short sale must be discussed and negotiated with the lender.

One advantage to a short sale is the cost. The banks are eager to let the homeowner sell their home for an amount less than of what is owed. That’s why they are usually sold at the price below its market value. The disadvantage in buying short sale is the amount of time a short sale can take. The process can take 100 days or more depending on how the negotiation runs between the bank, seller and buyer.

Purchase real estate owned properties or REO. Foreclosed properties due to inconsistent mortgage payments that unable to sell during foreclosure auction are called REO or bank owed. Lender will gain custody of these properties and commonly market through the help of REO agents.

Buying REO home advantage is that they are free from repairs and normally cleared up of major debris.   Moreover, homes for sale in Clearfield Utah sold in foreclosure auctions are commonly not inspected well compared to REO properties which normally receives constant inspection. The cleanest offer is accepted in many cases and it is not always the highest bid.

Buy home the typical transaction. This is the home buying transaction you normally see in the market.  A home will be placed by the owner for sale in the market through MLS and marketing and bids will be handled by possessors hired agent. The seller will put the property for sale via multiple listing service or MLS and bids and showing will be setup and handled by  a Realtor.  The owner has the control to which bid will reject or choose to take.

This is the easiest of the three buying strategies I mentioned above. The advantage in typical transaction is that homeowner is still living in the home, so you can assure that it is taking cared well and in move-in condition. The owner and the buyer can both directly talk each other regarding the terms in all aspects of deal from the deadline to the asking price and closing cost. The only problem with conventional purchase is the higher price compared to foreclosures Roy Utah and shorts sales that you may need to pay.
