Finding Affordable Housing

With the news that Great Bridge Properties is going to be moving forward with their “Conway Pines” workforce housing project, it begs the question if affordable housing or finding North Conway Real Estate under $200,000 is a reality.  It’s no secret we live in a very strong “Second-Home” or “Vacation-Home” market, but does that mean that WE can’t live here too?

Having lived in the White Mountains for over a decade now, I’ve called “home” everything from a 297 square foot cabin, a double-wide mobile home, a one-bedroom condo and now, a modest, cape-style house.  All the while, I have held jobs in various industries with varying pay rates.   The one constant during my tenure here has been finding decent affordable housing.  Each of the places I called “home” has run the gamut from “simply tolerable” to “proud and excited to invite friends over”.

This, I’m sure, is very similar to the plight of many of my co-workers and many of the people we see every day, from the struggling real estate agent to the ski instructor/waiter/dish-washer.  We are all competing for that next sweet place to call home.

If you find yourself working at a job that allows you to ski all winter or rock-climb and hike all summer or participate in some other activity that you love, it will be tough to find sympathizers for your “situation”.   I often found myself commiserating with fellow ski-patrollers about the lousy pay, long hours, freezing temps, etc.  But at the end of the day, nobody was MAKING us work there.   Taking that job was a choice.  If any of us were that unhappy, the door certainly swings both ways.  At some point in your life, you are forced to make a lifestyle decision.

The same could be said for our housing decisions.  Once I made up my mind that living in that tiny cabin was no longer going to cut it for me, I started making changes to raise my income level and make that down payment.  For what it’s worth, I also learned early on, that this process is made much easier with a partner.  At this point in my life, I’m going-it alone, but if you find yourself with partner and a second income, the housing choices expand greatly.

So what do we do?  As workers?  As employers? As home owners?  As Landlords? What is the answer?

There are a couple of answers.  I believe what Great Bridge Properties is doing is simply fantastic!!  It would be great if other companies in other towns start to follow suit and create affordable, safe and respectable housing for our workers.  There is a huge feeling of satisfaction to come home to a place that you are proud of and are happy to call “home”.

There are also a large number of homes out there that really ARE affordable.  One of the biggest misconceptions of today’s “buyer” is that there is no money to be lent and there are no affordable houses to be bought.  Did you know that as of the printing of this article, there are over 60 Single Family Homes for sale in the Conway area that are UNDER $150,000.00!   If you add into that mix, mobile homes and condominiums, that brings your selection to almost 150 “homes” in that price range.

We keep reading about the amazing interest rates out there and they still exist!  The current rate for a 30-year FIXED mortgage rate at at least two of our local banks is under 5% with no points.  If you take the time to meet with a lender, you will learn that what you are currently paying in rent could be applied to a mortgage and you can own your own home.  And listen, just because the rates are great and the monthly payments are low, does not mean that home-ownership is right for everyone.  You need to have good credit, good payment history and be generally financially sound.  For those people, there are some fantastic programs out there that help you with down payments and provide some quality counseling that can get you started in the right direction.

If companies like Great Bridge keep doing what they do and provide quality homes to quality people AND lenders and real estate agents keep educating buyers on what they can afford and providing good advice, we are on the right track.  Workers will have a place to live, homeowners will be able to sell or rent their homes, and our economy can keep on its path of standing on its own two feet and continuing upward.

So, when I’m asked the question, my answer is always: YES!  Affordable housing and North Conway Real Estate under $200,000 is, in fact, attainable!

So, if you are considering a remortgage, it is more important than ever that you fully understand the costs incurred as part of the process and that you take these fees into account when switching lender.

Mortgage Strategy recently published the findings of research by a leading comparison website.  The data showed that between September 2009 and March 2011 the average application fee for a mortgage or remortgage deal increased by just under £100.

The magazine attributes the increase in application fees to lenders trying to retain high profits from home loans whilst offering low headline rates of interest to attract borrowers.  Over the last eighteen months, fixed rate fees on mortgage products increased by an average of £97, equivalent to a 14 per cent rise.  Tracker rate remortgage and mortgage deals saw application fees rise by 15 per cent, or £118.

When comparing remortgages it is important to take into account both the headline interest rate and the application and other fees associated with the deal.  On some occasions it is actually beneficial for you to pay a higher fixed or tracker interest rate if such a product comes with a lower booking or arrangement fee.

Let’s look at this example; on a £150,000 ‘interest only’ mortgage, you are more likely to benefit if you take out a two year fixed rate deal at 5 per cent without fees than if you took out a 4.75 per cent fixed rate mortgage with a £999 fee. Throughout the life of the deal the lower interest rate would save you £750 over the two years but the £999 application fee negates these savings.

Remortgages can also often attract a number of other fees as well as application or arrangement fees.  For example, you may have to pay some valuation or legal fees or an ‘early repayment charge’ to your current lender.  Any savings you make by switching your mortgage could be outweighed by these other charges.

Many mortgage and financial experts have urged remortgage customers to examine the total costs incurred in a remortgage deal before committing.  The Daily Mail suggests that for a five year fixed rate remortgage you should total up both your fees and charges and your total repayments over the five years.  Only then can you compare the total costs of a number of remortgage deals.

It has been a difficult market place over the past few years for lenders in the economic climate that we as a country faced, and so it is reported that the lenders are now slowly increasing their fees in order to keep their profits at a level that will sustain the business.

£850 is now the average arrangement fee for a mortgage or remortgage product according to figures from the Daily Mail. The newspaper also found that the average booking fee (generally payable at the start of the mortgage process when an application is submitted) is now around £300.

The most important thing is to ensure that you know what you’re paying. Don’t enter into anything unless you are fully aware of all of the costs, and make sure that you compare deals to ensure you’re getting a competitive rate and not paying over the odds over a period of time.
